An important part of the search process is establishing a search profile. This is one of the first steps to be taken to shape the first phase of the search process, the orientation phase. And yet this is often a difficult task for potential buyers who want to realize their dream. Because it forces you to think, to be realistic and to determine what your needs are and what your financial options are. Ask yourself a number of questions to get a clearer view on your wishes. Think of where, what, when and why. Do we only want to go there during holidays, or occasionally for a (long) weekend? What are we going to do there? How do we get there, by car or by plane? Do we also want to be able to receive guests? How are we going to finance? Do we also want to rent the property out? The answers to these questions give direction to the search. Without successfully completing this orientation phase, the buyer actually enters the Italian second home market at half strength. At the same time, it is also essential for the broker involved to be able to properly advise and guide the client. After all, buying a home abroad requires a different preparation from everyone involved than when a home is purchased in their own country or place of residence. It is forgotten that organizing viewings is considerably more complicated than in the home country.
